Project Details

Having previously worked with the original owners of the site during 2015 and 2016 to prepare new build proposals for this mature landscaped site on the edge of Farnborough Town Centre, Osel were appointed in 2017 by the new owners to prepare fresh proposals which retained large elements of the exisitng building’s structure, then altered and extended the property to deliver a more sustainable redevelopment of the site. The proposals convert the existing purpose built office building and extend it to create 112 new build residential units.

Project Details

19 detached new build executive homes created within the Essex greenbelt. This is a landscape led development, set out in a semi-arcadia style, with dwellings informally arranged along a sinuous, meandering roadway. All properties are 2 storey. There are 4 generic house types which are handed and have a varied mix on a palette of similar forms and features. Osel prepared the scheme Design Code and detailed designs for planning approval, before preparing house type working drawings.

Project Details

Church Road will feature 38 highly-specified one, two and three bedroom apartments together with two luxurious three bedroom townhouses. All apartments include private amenity space, whilst the townhouses will boast both private gardens and second floor terrace space.A roof terrace garden is also provided on the fifth floor, whilst landscaped courtyard gardens will also be available for communal use.
The development occupies a corner site in Leyton fronting both Church Road and Tallack Road, with access to the apartments via Tallack Road. Private parking (available by separate negotiation) will be located at the back of the development with provision for disabled parking bays, whilst selected apartments will have private entrances fronting Tallack Road. Secure cycle storage will also be available. Osel architecture were engaged from conception to delivery. The project is currently on site and due for completion in Spring 2020.

Project Details

Working for NHS Property Services and DLP Planning, Osel prepared outline proposals for a new residential development to replace a redundant care home facility. The proposals generated a 40 unit scheme with a very high percentage of units having dual aspect. With the benefit of pre-application feedback from Waltham Forest Council the NHSPS were able to positively market the site to gain best value return from the asset site.

Project Details

Crescent House is a gated development situated in Clapham’s treasured conservation area. Dating back to 1937, the site was originally used for the Union of Post Office Workers and still stands today as a striking example of Edwardian architecture. The development comprises 36 new self-contained 1,2 and 3 bedroom apartments, including two luxurious penthouses, as well as charming communal grounds and private parking. The works, which are located within the Clapham Common Conservation Area, involved both new construction and sensitive refurbishment of the existing office building. Osel were appointed by Galliard Homes Ltd. under a Design and Build Contract to produce the high quality, modern residential spaces

Project Details

Located within the Littleberries Estate, formally the headquarters of the British Province of the Order of The Daughters of Charity and St Vincent de Paul, this existing Grade II Manor is being sympathetically converted into twelve exceptional residential units.

At the heart of the Manor lies a late C17 house, extended in the late 18th Century, and increased through the addition of a Seminary Wing and Chapel in the mid-19th Century, and the Refectory Wing in the late 19th Century. A small lodge house sits to the west of the property forming part of the entrance into the site and will contain a family dwelling.

The project has involved an intricate planning process, and extensive collaboration with the Local Authority. Considerate proposals have been developed to deliver a contemporary scheme within this sensitive building.
The complexities of upgrading original structures to meet with current standards has involved innovative and challenging solutions, to ensure that original features are retained and enhanced.
