Project Details

Refurbishment and CAT A fit-out of a Grade II listed office building located within the City of Westminster. The works included the addition and removal of partitions, installation of new doors, alterations to the stairs, replacement of building services throughout, new ceilings, new flooring finishes and raised metal floors, repair and redecoration of the existing fabric, new lighting proposals and replacement of lift. The interior design focused on the modernisation of the common areas. The reception area opened-up and a free-standing reception desk was installed as well as new decorative high quality finishes, in keeping with the historic character of the original building. The existing suspended ceilings were stripped out and a new refurbished ceiling at the level of the original lath was installed. Quality materials and quality design set the tone for a more sophisticated interior, more reflective of the stature of the external appearance of the property. The staircase balustrade has been altered and new finishes have been installed to brighten the space.
To improve visual connection and enhance flow of movement and connectivity, dark stained timber doors with large glazed panels were installed between staircase and lift core at all levels. Timber panelling around the new bronze lift doors provide depth and warmth to the room. On the upper floors all existing cellular partitions and suspended ceilings were stripped out and where possible the historic cornicing was reinstated. This also enabled the window head architrave details to be reinstated. The existing secondary glazing was also replaced with an elegant slimline system. Brushed brass ceiling lights were installed to all floors to give a unique character and consistency throughout the building. All toilet and wash rooms were upgraded with quality materials, fixtures and fittings.

Osel architecture are very pleased to help deliver this fit out project in Wapping, East London.
We successfully helped win a planning appeal to convert units back into commercial workspaces for use by Cherryduck- a locally established media company.

The ‘Nest’ is an exclusive workspace hub built with creatives, marketers, designers, filmmakers, photographers, animators, producers and everything in-between in mind.

Osel completed the measured site survey, design, Planning including the appeal and construction drawings. We also worked with the interior designer and coordinated to secure Building Controls approval.

Project Details

Osel Architecture were appointed from concept to completion, to refurbish and upgrade this exceptional Grade II* Listed Manor House from an institutional building, back to family home. The proposals showcased the rich history and features, whilst creating a contemporary feel to the property.

Osel worked very closely with Conservation officers at London Borough of Barnet, Historic England and heritage consultants to carefully incorporate service wing accommodation into the hierarchy of the house, and integrate modern interiors with historic fabric.

The introduction of staircases to the rear of the property sensitively connects the house with the extensive landscaping and ensures that the property continues to maintain its status in the community.
