Concept design for a comprehensive series of proposals to upgrade and redevelop the Queensway Estate. The Estate comprises 7 to 45 Queensway, 6-28 Queensway, 30 to 44 Queensway and 1-6 Olympia Mews.

Redevelopment includes provision of new retail units, new shop fronts, residential units, refurbishment of existing ice rink and leisure facilities, enhancement of public realm and new office suites.

The project consists of 60 new apartments including 16 affordable units, with ground floor retail and public house uses above a triple level basement accommodating a car park, a health and fitness club and a public cleansing depot.

Project Details

Osel Architecture were appointed from concept to completion, to refurbish and upgrade this exceptional Grade II* Listed Manor House from an institutional building, back to family home. The proposals showcased the rich history and features, whilst creating a contemporary feel to the property.

Osel worked very closely with Conservation officers at London Borough of Barnet, Historic England and heritage consultants to carefully incorporate service wing accommodation into the hierarchy of the house, and integrate modern interiors with historic fabric.

The introduction of staircases to the rear of the property sensitively connects the house with the extensive landscaping and ensures that the property continues to maintain its status in the community.

Osel were appointed by the Design-Build Contractor, Ardmore Construction, for St George’s development at Fulham Reach. Osel’s involvement was from the post-planning stage co-ordinating the working drawings, design development and construction packages.

The development delivered 138 ultra-high specification apartments overlooking the River Thames with private leisure facilities (swimming pool and spa, treatment room, gym, screening room, snooker room, wine tasting and virtual games suite). The ground floor comprises 4 commercial units, the Boat House with club room, training room and changing facilities.

Project Details

Change of use under permitted development of an existing office building to provide 27 residential units. The works also included relocation of the main entrance and a new roof extension to accommodate 2 penthouses. The new rooftop design was lightweight incorporating the dark grey window framing that were proposed for the rest of the building, in order to create a unified scheme for the building. The proposed roof massing was set back from the front elevation by 1.7 metres to soften the existing blunt roof edge to the 70’s building of Trinity Court, and provide a contemporary roof top.
